Why most property owner searches fail
Almost every failed search comes down to one of three things, and none of them is that the record is private.
The first is asking the wrong office. The assessor and the recorder hold different records, and somebody who tries only one concludes the information does not exist. The second is address formatting: county systems match on their own string, not the postal one, so '123 N Main St Apt 4' may need to be '123 MAIN' with the rest dropped. This is why a parcel number is worth so much more than an address. The third is timing, because the tax roll lags transfers and a recent sale may not have posted.
None of these are solved by paying somebody. They are solved by knowing which door to knock on and how the county wants the question phrased.
